Instructure's seventh floor in Salt Lake City needed more than new finishes. It needed to work differently. Over 90 days the entire floor was demolished, rehabilitated, and reconstructed while the team continued working in the building.

What We Delivered
A complete rethinking of how the floor performs, not a cosmetic remodel. Every space on the plan was assigned a job before it was assigned a finish.

A 50 seat gathering space anchored by two 9 foot by 9 foot kitchen islands.

Materials selected to hold up daily and framed by panoramic mountain views along the perimeter.

Approach
The Value Was in the Planning
The biggest gains on this project did not come from the finishes. They came from the decisions made before anything was built.
The existing layout was challenged rather than accepted. Existing infrastructure was reused wherever it made financial sense to do so. Every trade was coordinated from day one, which is what made a 90 day timeline possible in an occupied building. That approach produced a better workplace without unnecessary cost.
Anyone can build a beautiful office. The advantage comes from building one that makes your people more productive every day.
Execution
Working in an Occupied Space
Renovating around a working team changes everything about sequencing. Noise, dust, access, and safety all have to be planned around the workday instead of the other way around.
Phasing the floor and holding every trade to a coordinated schedule kept the project moving while Instructure kept operating.

Demolition
The existing floor was stripped back so the layout could be rebuilt rather than patched.

Rehabilitation
Infrastructure worth keeping was identified early and reused where it made financial sense.

Reconstruction
Training rooms, conference space, and the employee hub were built out to the new plan.
